En suite bath vs hall bath in one-bedroom apartment?

Designing basically a stand-alone 1-bed unit (ADU), and am trying to decide between having the bathroom en suite to the bedroom, or having it accessed from the hall instead. What should I bear in mind and what would you prefer?

I'm designing this for my own pleasure/use, but would like to make it generally palatable as a rental and for resale. Personally, I'd prefer an en suite bathroom because to me it feels more luxurious and private. However I wonder whether a hall bathroom is more practical - both because that hall is the entryway and so one could stop at the bathroom on the way out, and also because the dwelling will have a small office/loft that could potentially have a sofa bed to sleep occasional guests, in which scenario it might prove awkward to have said guest use the toilet in the middle of the night... (In both cases, the bathroom is in the same place, the question is just where the door should be.)
